Land value is affected by far more than just acreage and zoning. Before listing, I research lot status, access, utilities, site constraints, development considerations, and other factors that can affect value, usability, and marketability.
That research is used to position the property correctly, reduce unknowns early, and present the opportunity clearly to buyers through high-standard marketing materials, photography, aerials, and property packages.
I also actively market properties to builders, developers, and investors directly rather than relying solely on passive MLS exposure.

This 15-acre property on SE Vista Loop had been on the market for years with other agents before I listed it. We had it under contract with Pulte Homes and were within a week of closing when the city held an emergency meeting and placed a moratorium on sewer capacity, effectively killing the development. With the deal collapsed and the property now significantly harder to sell, I went back to every developer and buyer who had ever inquired about the property and worked my existing contacts to find a new buyer. We got it sold.

This property sat on the market for over three years with two different agents, .92 acre parcel zoned residential and and a adjacent 10,000 sq ft commercial lot with a teardown home on it in the heart of downtown Manzanita on Laneda Ave. When the family brought me in, I rebuilt the marketing material with high-quality photos and property presentation then actively reached out directly to developers operating on the coast. Both sold for a combined $1,850,000.

This 32-lot subdivision with pre-plat approval on the South Waterfront off Corbett Avenue in Portland had been on the market for several years with multiple agents and never sold. I put together an extensive marketing package including detailed mockups of home designs on each parcel. I then cold-called developers directly which is how I found the buyer. The property sold for $3,235,000, one of the largest close-in Portland land sales in years.
