Most expired land listings failed because of positioning, pricing, or buyer outreach — not the property. I specialize in land, and I’d like to show you what was likely missed.
Metro Land Pro focuses exclusively on land — helping sellers position their properties effectively and navigate the details that most agents overlook.
•Direct outreach to builders and developers — I don’t wait for buyers to find the listing
•City and market research that identifies what the land can actually become
•Development-focused analysis: zoning, utilities, access, site constraints
•Strategic positioning and pricing based on how land buyers evaluate property
This 15-acre property on SE Vista Loop had been on the market for years with other agents before I listed it. We had it under contract with Pulte Homes and were within a week of closing when the city held an emergency meeting and placed a moratorium on sewer capacity, effectively killing the development. With the deal collapsed and the property now significantly harder to sell, I went back to every developer and buyer who had ever inquired about the property and worked my existing contacts to find a new buyer. We got it sold.
“The city did everything they could to stop this from happening. Even with a moratorium and a collapsed contract, Evan found a way to get it sold.”
This property sat on the market for over three years with two different agents, .92 acre parcel zoned residential and and a adjacent 10,000 sq ft commercial lot with a teardown home on it in the heart of downtown Manzanita on Laneda Ave. When the family brought me in, I rebuilt the marketing material with high-quality photos and property presentation then actively reached out directly to developers operating on the coast. Both sold for a combined $1,850,000.
“We’d had this property sitting for years. Evan came in, the photos were incredible, and he got us full asking price. The whole family was very happy with his work, we even asked to keep the photos as a memento.”
This 32-lot subdivision with pre-plat approval on the South Waterfront off Corbett Avenue in Portland had been on the market for several years with multiple agents and never sold. I put together an extensive marketing package including detailed mockups of home designs on each parcel. I then cold-called developers directly which is how I found the buyer. The property sold for $3,235,000, one of the largest close-in Portland land sales in years.
“Honestly, you could have charged us a higher percentage for the work you did. We were incredibly happy with everything, the marketing materials were on another level compared to what we’d seen before.”
